• Limited private turnout is avaiable, fenced with three board white wood

• The observation room is heated with counter top and seating for excellent viewing of the indoor arena. This room is cool in the summer and heated in the winter. No more frozen bits or saddles

• The barn has a fully finished heated half bath located by the observation room

• 12 x 12 Washrack with hot and cold water that makes grooming easy and is also great for vet and farrier visits

• Access to great trail riding. There is a network of closed dirt roads that are easy to get to, have great footing, and virtually no motorized vehicle traffic
